Are DIY Home Listings sales agents licensed?

Yes. All DIY Home Listings sales agents are licensed, members of their local REALTOR® and MLS boards and members of the National Association of Realtors® and Texas Association of Realtor®.

What advantages does DIY Home Listings offer as compared to a traditional real estate companies?

What is the Multiple Listing Service (MLS)?

The MLS is the traditional database real estate agents use to find houses for the buyers that they represent. In the past the only way to get your house on this powerful list was to hire a full commission agent as only licensed real estate agents can list property for sale in the MLS.

How will the MLS help me sell my house?

Listing a home on the MLS notifies all local agents that your home is for sale. Over 80% of buyers are represented by agents – you must reach them to get the most offers. In other words, the best way to reach four out of five possible buyers is by listing on the MLS.

Can we make changes to the listing?

Yes, you can make changes to the MLS listing. We send you a copy of your MLS listing so you can review and make any changes FREE. After you approve your MLS listing. We also allow unlimited price and commission changes for FREE after you have approved your listing.

Do I pay a percentage commission to the DIY Home Listings?

No, you pay a low flat fee for all real estate services noted.

Do I pay any Buyer’s Agent Commissions?

We recommend that you do offer the Buyer’s Agent a commission. You decide how much commission to offer as part of the MLS listing process. The commission you are willing to pay is stated on the MLS listing. It is NOT negotiated on an agent by agent basis.

If I find the buyer do I have to pay a Buyer’s Agent commission?

No, if you sell your home directly to a buyer that is not working with a Broker you keep the Buyer’s Agent Commission.

Whose contact information will be on the MLS Listing and other marketing material?

The MLS listing and other marketing material will display the Listing Agent’s contact information. When the Listing Agent receives inquiries about your property, the interested parties will be directed to set up showings and discuss details about your property.

How many people will see my house listing?

Just like any traditional agent-sponsored listing, a DIY Home Listings MLS listing will receive national exposure on the most heavily trafficked real estate website including Realtor.com, Zillow, Trulia, Yahoo! Homes, Homes.com, other real estate websites that attract millions of potential buyers.

What about taking photos?
Photos are critical to the marketing of your house. DIY Home Listings agent will facilitate taking photos, enhancing photos with Agent Assist package, and posting those photos on the MLS. These photos will also be used on the printable color sales fliers that are created and provided to you.
Can I use my own “For Sale by Owner” sign?

Due to local regulation, the use of “For Sale by Owner” signs are not allowed when listed on the MLS. DIY Home Listings will provide a sign to be used for the listing.

Do we really need an MLS Key Box (Supra Box)?

The most common mistake is not having a MLS key box installed on the property. The MLS key box does two very important things:

  1. The MLS Key Box increases showing activity. The more showings you get, the quicker you sell, the more money you make.
  2. The MLS Key Box is also the most secure way to efficiently show your home. Because the keys can only be accessed by an active, licensed agent, current subscriber to the Local MLS, and subscriber to the Supra system. For additional security, Local MLS requires Agents to use their eKey to open the key box even if you are home when the Agent shows up. This validates the Agents identity and reports the ID of everyone that accesses the keys.

Do I get different choices of service in this innovative real estate listings model?

Absolutely, in our Listing Agreement it typically requires the broker to enter the property into the MLS and provide other contracted services.  The flat fee real estate industry calls this a “la carte” service because the services are not limited.  Instead freedom of choice is expanded to allow sellers to pick from a menu of services. Within the nontraditional real estate services market, there are multiple programs offered to sellers that share the common objective of saving the consumer money by reducing the overall expense of selling real estate.

Do you provide a color sales flyer for the property marketing?

Yes, a custom color printable sales flyer will be provided.  These flyers will include a few pictures of the property as well as key information to assist in the sale of the property.

Do you provide Texas Association of REALTORS® Seller’s Disclosure and TREC Sales Forms?

Yes, we provide a Texas Association of REALTORS® Seller’s disclosure statement. When completed we can add it to your MLS listing. You also have access to all TREC standard purchase and sales forms.

Do I lose control the listing terms and selling process with this service?

No, it is your house so you get to sell it at your price and on your terms. We provide advice and recommendation based on our Listing Agreement and you save the money on paying the flat fee commission to a Listing Agent.

Which local MLS services do you list and market properties?

All flat fee or fixed fee MLS Listing include a 6 Month Listing on the Local MLS (ACTRIS in Central Texas and NTREIS in North Texas) in association with Austin Board of Realtors (ABOR) and MetroTex Board of Realtors. Your home will be listed in the same MLS that Texas real estate agents use to find homes for their buyers in these areas. Your listing will include our contact information and showing instructions.

Can we make changes to the listing?

Can I cancel my MLS listing?

The MLS Listing may be canceled any time for any reason. The are no cancellation fees or penalties for canceling the MLS listing. This is clearly stated in our listing agreement.

What MLS-powered websites do you market listings?

The National Association of REALTORS® revealed after a recent survey that in excess of 87% of home shoppers now use the Internet in connection with their home purchase. Additionally, many other web sites obtain real estate listings information from the MLS. If you are not listed, your property is missing out on an extremely large audience that may want to purchase your home. The greater the exposure, the sooner you will sell your home. How many photos are added to the local MLS?

A picture is worth a 1000 words and the photo gallery of your property may be the most important part of your MLS Listing. We never limit photos. Maximum number of photos is set by the Local MLS.
